If you are planning to buy a property in Bulgaria, you definitely need a professional legal advice. The process starts with choosing the appropriate property for you. Always make sure that you are purchasing an apartment from an owner. Before you pay a deposit always ask the seller or the representative of the seller to provide a proof that the property hasn’t got any burdens. If you have already made your mind on a particular property, you would have to pay a deposit. Before payment of the deposit ask for a proof that the person who is offering the property for sale is entitled to receive a deposit.
By paying the deposit you would have to sign a deposit agreement or a preliminary contract and from this moment of time the property will be reserved for you until you pay of the total sale price and sign the Title Deed for the transfer of the ownership in your name. Before you pay the outstanding amount of the sale price make sure for the second time that the property hasn’t got any burdens. Ask for a Certificate from the property register signed and sealed by the judge in the respective regional court, which proves that the property is free of any burdens. If everything is ok and you have gone successfully through the purchase process, you need to make all the necessary registrations after the sale in the Tax office, Electricity and Water company and the Cadastre agency.
